Affordability is a system, not a single cost

The final price or rent of a home reflects land, infrastructure, approvals, financing, design efficiency, construction cost, taxes, operations and developer risk. Reducing one cost in isolation may have limited impact if other parts of the system remain expensive.

Design efficiency matters

Efficient planning can improve the ratio between sellable or lettable floor area and total built area. Repetition, rational structural grids, coordinated service routes and appropriate specifications can reduce waste without compromising safety or long-term performance.

Infrastructure can determine viability

Roads, drainage, water, sewerage, power and social infrastructure can materially influence project economics. Affordable housing schemes therefore require careful assessment of off-site and on-site infrastructure obligations at feasibility stage.

Cost planning should start before design is fixed

Quantity surveying adds the most value when cost advice informs design choices early. Waiting until a detailed design is complete can turn cost control into cost cutting, often with poorer results.

Affordable housing is ultimately an optimisation challenge. Strong outcomes come from aligning planning, engineering, cost management, procurement and finance around a clearly defined affordability target.
